Mortgage Valuation
A VALUATION IS NOT A SURVEY! It's a limited check carried out on behalf of a mortgage lender to spot anything that affects the security of the loan. In most cases you will not have any redress on the Valuer if a physical defect has been omitted from the valuation report. |

A Homebuyer Survey and Valuation (HSV)
A HSV IS NOT A DETAILED SURVEY OF EVERY ASPECT OF THE PROPERTY. They will normally only focus on major or urgent matters. HSV reports are carried out to a standard format and not tailored to individual properties. They are primarily designed for conventional properties built within the last 150 years that are in a reasonable condition and provide limited protection to the client. |

Only provides limited information and protection. Can create more questions than answers and the client will often have to commission further reports. |

Building Survey
This is a comprehensive inspection suitable for all properties. A Building Survey is a detailed examination of all accessible parts of the property and can be tailor made to suit individual needs and concerns. However, whilst the Surveyor has a duty to identify any physical defects, they will not always identify the cause, recommend a solution and will rarely provide repair costs. |

Diagnostic Property Condition Reports
Not available from all Surveying firms, this innovative and flexible range of Survey Reports provide a comprehensive and detailed inspection of all accessible parts of the property. They can be tailor made to suit a client's specific requirements and all property types of any age. They provide a client with significantly more useful information, including the nature of any necessary repairs required, along with accurate industry standard costs for those that are urgent. In addition, areas of the property that will require future maintenance are also reported on, categorised in order of importance. |

Depending on which level of Property Condition Report you instruct, it should be the only Survey you need.
